Before & Afters

Whenever we purchase properties they inevitably need a few things. Some properties need a LOT of things. This is what this page is about – our most extreme makeovers.

Our newest acquisition – Main St in Arlington. This one needed a lot upstairs. The downstairs was in decent shape save for the bathroom, the cracks in the ceiling and the floors.

Downstairs we tore up carpet in the bedroom to find hardwood floors (bonus!) and completely renovated the bathroom down to the studs. This allowed us to plumb in a second bathroom upstairs and create a new bigger space on the second floor. Floors sanded down and refinished, full repaint, all new light fixtures and new carpets.

What is it with windows in the shower?!? We retiled the walls and floor after ripping out what was left of the existing shower surround. New everything save for the mirror.

The upstairs went from just having one single bedroom and an open ceiling to a large fully finished family space plus a brand new bathroom. Total time from start to finish for the whole house – two months.

Totally new upstairs….

Parkview was purchased off Facebook and it needed everything from the roof to the basement. It had a rotten floor under the bathroom, smelled horrible and required us to bleach all the floors. Typically kitchens and bathrooms are what make or break a remodel. Bedrooms and family rooms are easy, just flooring and walls.

The bath was horrible. When we pulled off the walls we found the backing rotten and the floor unstable. All of the walls and supports and the entire bathroom was replaced.

Kitchen

In the kitchen we were able to save the cabinets – everything else – floor, counter, sink, backsplash, lights and all appliances were replaced.

Upstairs & Downstairs

We tore the walls down upstairs (finding a 12′ Vikings mural underneath) and installed new insulation, put on a new roof, new drywall, installed new ceiling fans and redid the floors.

Demolition started right after we closed on the property.

Demo took one afternoon – we threw all the tiles out the window into the trash. Construction took significantly longer as this was our first experience laying tile.

The only thing we kept was the mirror.
All finished.
Another Kitchen

We purchased this rambler in late 2019. Redid the kitchen and baths, flooring, paint inside and out. Had to reconfigure the cabinets to fit the microwave and we replaced all the hardware and hinges. Granite countertops and stainless appliances make a huge difference!
